How a Fire Door Survey Price Is Worked Out

How a fire door survey is priced: number of doors, minimum fee, extras and a fixed quote

Most of the cost is the time it takes to check each door properly. So the main driver is the number of doors. A rate per door is applied, and the rate falls as the number of doors rises, because travel and set-up are shared across more doors.

Small buildings have a minimum fee. It covers travel, the visit and writing the report. A converted house with four doors pays the minimum fee, not four times the door rate.

Extras are added only when you need them. These include night or weekend visits, floor plans with door numbers marked, or a separate report for each owner in a block.

What Changes the Cost of a Fire Door Survey

Number of doors

The rate for each door falls as the count goes up. A whole building costs less per door than a few doors at a time.

Building layout

Tall or spread-out buildings take longer to walk. Locked plant rooms and risers need access arranged.

Access to flats and rooms

Missed flats or rooms mean return visits. Letting residents know early keeps the cost down.

Visit times

Visits at night, early morning or weekends, to avoid disruption, may cost a little more.

Report detail

A full costed schedule takes longer than a pass or fail list. Door numbers on plans add a little time.

Urgency

A tight deadline, for example a purchase or a council date, may need a priority slot.

What the Fire Door Survey Fee Includes

What a fire door survey fee includes
  • A check of every part of every door: leaf, frame, gaps, seals, hinges, closer, glass, signs and labels.
  • Openings measured, so new doors can be ordered without a second visit.
  • Photos of every fault, linked to the door number.
  • Advice on whether to repair or replace each door.
  • Each fix priced, with totals you can budget from.
  • A report you can share with a council, insurer, buyer or fire risk assessor.

The fee does not include the repairs themselves. You choose what to fix and who does it. See a full example in our sample fire door survey report.

The Cost of Skipping Fire Door Checks

A survey is a small cost next to what can follow a failed council visit, an insurance claim or a fire. These are the risks of leaving fire doors unchecked.

Ways to Keep Your Fire Door Survey Cost Down

  • Survey the whole building in one visit, rather than a few doors at a time.
  • Send floor plans and any past reports before the visit.
  • Tell residents or tenants the date early, so no rooms are missed.
  • Group several nearby buildings on the same day.
  • Book small repairs on the same visit where possible.
  • Keep the survey up to date with regular inspections, so you never need a full survey again.

Fire Door Survey Cost Questions

How much does a fire door survey cost in London?

Usually £40–£90 per door before VAT, with a minimum fee of £450–£850. A small converted house falls under the minimum fee. Larger buildings pay less per door, as travel and set-up are shared across more doors.

How much does a fire door inspection cost?

A fire door inspection usually costs £35–£65 per door for sites with fewer than 50 doors, and £20–£40 per door for larger sites. The minimum visit is £300–£600. Prices are before VAT.

Why is a survey dearer than an inspection?

A survey takes longer. As well as checking each door, we measure every opening, decide whether to repair or replace and price each fix. That extra detail turns a list of faults into a budget you can plan and approve.

Is there a minimum charge for a fire door survey?

Yes. Small buildings pay a minimum fee of £450–£850, which covers travel, the visit and the report. It means a building with only a few doors still gets the same full report as a large one.

Are repairs included in the survey price?

No. The survey fee covers the check and the report. Repairs and new doors are priced separately, so you can decide what to fix, when and who does it. You can use the report to get quotes from us or other firms.

Do you charge VAT on fire door surveys?

Our guide prices are shown before VAT. Your fixed quote will show the VAT clearly, so you know the full amount before you book.

How long will the survey take on site?

Around 10 to 15 minutes per door on site. A small HMO takes an hour or two, and a large block can take a day or more. The written report usually follows within a few working days.

Can I get a fixed price before the visit?

Yes. Tell us the building type and roughly how many doors, and we will confirm a fixed fee before we visit. If we find more doors than expected, we tell you before doing any extra work.

Is a fire door survey worth the cost?

For most buildings, yes. It stops you paying to replace doors that only need small repairs, and gives you records for councils and insurers. One avoided replacement can cover the cost of the whole survey.
