A fire door survey report is the record you show a council, insurer, buyer or fire risk assessor. A good one is easy to read, backed by photos and clear about what to do next. Here is how ours is laid out, page by page.

The Report Summary Page

The first page tells you where you stand in under a minute. It shows how many doors were checked, how many passed and how many need repairs or replacing.

  • Building details, the reason for the survey and the report reference.
  • Totals for doors surveyed, passed, to repair and to replace.
  • Faults grouped by priority: high, medium and advisory.
  • Key findings in plain words.
  • An estimated cost for all the works.

The Fire Door Schedule

The door schedule lists every fire door with a reference number. Each row shows where the door is, what rating we found, the result, the priority and the action.

Door numbers matter. They link the schedule to the photos, the detail sheets and the costs. They also make future inspections faster, as every report refers to the same doors.

Fire Door Detail Sheets and Photos

Each door that needs work gets a detail sheet. It shows the photos, each part we checked and what we found, including measured gaps.

What a door detail sheet records
PartWhat we check
Door leafDamage, holes, swelling and whether it is a real fire door
Frame and fixingsSplits, loose fixings and the gap behind the frame
HingesNumber, rating, wear and missing screws
Self-closerWhether the door closes and latches from any position
SealsIntumescent strips and smoke seals, missing, damaged or painted
GapsMeasured at the head, both sides and the bottom
GlassFire-rated glass and the right beads and seals
Signs and labelKeep shut signs and proof of the door’s rating

In a real report, every photo is taken on site and linked to the door number. In this sample, drawings are used instead.

The Costed Fire Door Schedule of Works

The last page turns the findings into a plan. Each fix has a guide price, and the works are grouped into a suggested order, most urgent first.

The sample works come to £1,010–£2,005 before VAT, using our current guide prices. You can use the schedule to get quotes from us or other firms. See how much fire door work costs for more examples.

How Fire Door Report Priorities Work

Fault priorities in a fire door report
PriorityWhat it meansWhen to fixExample
HighThe door will not hold back fire or smokeWithin daysNo working closer on a kitchen door
MediumThe door may fail in a fireWithin a few weeksGaps too wide, or seals painted over
AdvisoryDoes not stop the door workingAt the next visitA missing keep shut sign

Ranking faults this way means you spend money where it matters first. It also shows a council or assessor that you have a clear, sensible plan.

What to Do After You Get a Fire Door Report

  1. 1

    Fix high-priority doors first

These protect the escape route, so book them within days.

  2. 2

    Plan the rest

Group medium and advisory items into one visit to save cost.

  3. 3

    Get the works signed off

A re-check after the works updates the report and closes each item.

  4. 4

    Keep it up to date

Regular inspections keep the report current, so you never start from scratch.

Fire Door Report Questions

What should a fire door inspection report include?

A good report lists every door with a reference, location and result. It should include photos of each fault, measured gaps, the reason each door failed and a clear action. A survey report also adds sizes and a price for each fix.

Is this a real fire door report?

No. It is an illustrative sample. The property, doors and findings are made up, and drawings replace site photos. The layout, headings and level of detail are the same as the reports we send to clients.

Do I need to give my email to download the sample?

No. The PDF is free and ungated. Click the download button and it opens straight away. We think you should see what you are paying for before you book.

Will the council accept a fire door report like this?

Councils look for clear, dated records that show every door was checked and faults were dealt with. A report in this format, followed by proof of the repairs, gives them that. Always check your own licence conditions too.

How long after a survey do I get the report?

Usually within a few working days. If you have a deadline, such as a purchase or a council date, tell us when you book and we will do our best to send it sooner.

Can I share the report with other contractors?

Yes. The report is yours. Many clients use the costed schedule to get quotes from more than one firm. Because everyone prices the same list, the quotes are easy to compare.

Does the report include fire door photos?

Yes. Every fault is photographed on site and linked to the door number. Photos make it easy to see each problem without a second visit, and they prove the condition of the door on the day.

How long is a fire door report valid?

A report shows the doors on the day of the visit. Doors change quickly in busy buildings, so most clients follow up with regular inspections, often every six months, to keep the record current.
