How do you stop hotel fire doors slamming?
Most closers have separate controls for closing speed and the final latching action. We set them so the door closes steadily and then gently clicks shut. That keeps guests happy and still makes sure the door latches every time. If the closer is worn out, adjusting it may not be enough, and we will suggest a replacement.
How often should hotel fire doors be serviced?
Every three months suits most busy hotels, usually on a rolling plan so a few floors are done each visit. Quieter hotels may only need two visits a year. We suggest a plan based on how busy your rooms and corridors are. Doors near lifts, restaurants and the lobby often wear fastest and may need extra visits.
How much does hotel fire door maintenance cost?
Servicing usually costs £15–£35 per door, per visit, before VAT. New closers are £120–£250 each. A rolling plan spreads the cost evenly across the year, which makes it easier to budget. Larger hotels pay less per door, and rolling visits mean no single month carries all the cost.
Can you service doors without taking rooms off sale?
Yes. We service rooms while housekeeping is turning them, between check-out and check-in. Corridor doors are serviced in quiet hours, often overnight, so no room needs to be blocked. We agree the plan with your housekeeping and front desk teams before each visit.
Why do hotel fire doors stop closing?
The most common reasons are closers turned down after noise complaints, doors dropped on worn hinges, and frames knocked out of line by trolleys. All three can usually be fixed during a service visit. Guests wedging doors open for air or luggage can also bend hinges and wear out closers.
Do you service corridor hold-open devices?
Yes. We check that each device holds the door open and lets it go when the fire alarm sounds. If a device fails, we tell you straight away, as it may stop the door closing in a fire. Hold-opens should also be checked during your routine fire alarm tests, between our visits.
Is servicing the same as a hotel fire door inspection?
An inspection gives each door a formal pass or fail. Servicing is the practical work that keeps doors passing between inspections. Most hotels need both, often on the same rolling plan. Doing both together keeps your fire safety records simple and up to date.
Can housekeeping staff adjust door closers?
It is best not to. A closer set wrongly can stop the door closing in a fire. Ask staff to report doors that slam or do not latch, so a trained engineer can adjust them. A short checklist for housekeeping can help them spot and report problem doors each day.
What records do we get after a visit?
A short service sheet listing every door serviced, what was done, any parts used and any rooms that need a follow-up. It is designed so a duty manager can read it in a minute. Copies can be sent to head office or your fire risk assessor as well.
Do new hotel fire doors need servicing too?
Yes. Even new doors drift out of adjustment as they bed in and take daily wear. Servicing them from the start keeps them quiet, closing and passing inspections, and stops small faults becoming costly repairs.
