How much does it cost to replace a commercial fire door?
A supplied and fitted FD30 doorset usually costs £550–£950, before VAT. FD60 doors cost around £800–£1,300. Access control, glass and special finishes add to this. If the frame is sound, a matched leaf can cost less. Removing and disposing of the old door is always included in the price.
What does like-for-like fire door replacement mean?
It means the new door has the same fire rating, size and hardware as the old one, and looks as close as possible. It should fit in with the doors around it and work with the same access control and closers.
Can you reuse our access control on the new door?
Often, yes. If the readers and locks are in good order and suit the new door’s test evidence, we move them across. Your security contractor then re-links them, and we test each one with the alarm. Reusing hardware saves money and keeps the door working the way your staff are used to.
Can you replace doors without closing the office?
Yes. Most commercial replacements are done at night or at weekends. Escape routes are kept open throughout, and every door is working before staff return. We agree times and access with building security in advance, and leave each area clean. Staff should notice nothing except a new door.
Do I need to replace all the doors on a floor?
No. Usually only the doors that have failed need replacing. The rest may just need repairs or servicing. A survey can tell you which is which, so you do not spend money on doors that are fine. Replacing only the failed doors keeps costs down while still fixing the risk.
What rating should the new door be?
The same as the door it replaces, or higher if the fire strategy now calls for it. Stair core and plant room doors are often FD60. Office and corridor doors are usually FD30. Your fire risk assessment sets the rating.
Can a new door match our existing finishes?
We match paint and laminate closely. Wood veneers can vary, as natural wood is never identical, but we choose the nearest match. Hardware such as handles and kick plates can usually be matched exactly. We can show you finish samples before ordering, so there are no surprises on the day.
How long does a commercial door replacement take?
Each door takes around half a day to a day to fit. Standard doors are often available in one to two weeks. Made-to-measure or special finishes may take longer. We can usually swap several doors in one night shift, so a small batch is done with no disruption.
Do you provide O&M records?
Yes. You get the door’s rating and maker, photos, fitting notes and hardware details. These go into your O&M files or fire safety records. Having full records makes future inspections quicker, as the inspector can see what each door is straight away.
Who is responsible for replacing doors in a shared building?
Usually the landlord looks after doors in shared areas, and each tenant looks after doors inside their space. Check your lease. We can quote each party separately if needed. If the lease is unclear, agree who is responsible before work starts, so the invoice goes to the right person.
