How much does it cost to replace a fire door?
A replacement FD30 doorset usually costs £550–£950 supplied and fitted, before VAT. FD60 doorsets are around £800–£1,300 and flat entrance doors £1,100–£1,900. Removal of the old door is included. Hardware such as access control or special locks can add to the price. You get a fixed quote after we measure each opening.
How do I know if a fire door needs replacing?
Splits, warping, fire or water damage, and no proof of rating are the main signs. If the leaf and frame are sound, a repair is often enough. A fire door inspection or survey will tell you for sure. Replacing only the doors that truly need it keeps your budget for the work that matters.
Can I replace just the door and keep the frame?
Usually not. A fire door is tested with its frame. Unless the frame is part of the same tested set and in good condition, both are replaced. Fitting a new leaf into an old frame is a common reason doors fail inspections. A full doorset costs a little more but is much easier to prove.
Do I need permission to replace a fire door?
In most buildings, no. Flat owners may need the freeholder’s consent for front doors, and listed buildings may need listed building consent. Check your lease or with the council. Building Regulations also apply when fire doors are replaced in some buildings. We can advise on what applies before any work starts.
Who pays for fire door replacement in a block of flats?
It depends on the lease. Communal doors are usually the freeholder’s responsibility. Flat entrance doors can belong to the leaseholder or the freeholder, so check the lease. If a flat door belongs to the leaseholder, the freeholder can still ask for it to be replaced if it is unsafe. Your managing agent can confirm who is responsible.
How long does it take to replace a fire door?
Most single doorsets are swapped in a day. Larger jobs are planned in stages so people are never without a working door. Doorsets usually need ordering first, which can take a week or more. Once they arrive, the swap itself is quick, and we plan the day so the opening is never left without a door.
Will the new door match the others in the building?
We can match most paint, veneer and laminate finishes, plus the style of hardware. If a perfect match is not possible, we show you samples before ordering. For period buildings, a made-to-measure door may give a closer match.
What happens to the old fire doors?
We take them away and dispose of them. That is part of every replacement price. Old doors are removed on the same day the new doorset is fitted. Where possible, timber and metal parts are sent for recycling rather than landfill.
