How much does it cost to fit a fire door to a flat?
A supplied and fitted FD30S flat front door usually costs £1,100–£1,900, before VAT. The price depends on the lock, letter plate, glazing and finish. We take the old door away at no extra cost. If several flats in the building are changing doors, fitting them together usually costs less.
Does my flat front door need to be a fire door?
If your flat opens onto a shared stair or hallway, yes. It should be a self-closing fire door, usually FD30S, to protect everyone else’s way out. Even if your current door looks solid, it may not be a fire door. Check for a label on the top or hinge edge.
Do I need permission to replace my front door?
Usually, yes. Most leases need the freeholder’s written consent to change a flat front door. Listed buildings may also need listed building consent from the council. Getting consent first avoids having to change the door again later.
Can a fire door have a letter plate and spyhole?
Yes, as long as both are fire rated and fitted as the door maker allows. We only fit hardware that is covered by the door’s test evidence. Ordinary fittings can leave weak spots that let fire through, so it is worth getting them right.
Can I choose the colour and style?
Yes. Fire doors come in many styles and finishes, from plain painted doors to panelled designs. Glazed doors are possible with fire-rated glass. Some freeholders set a style for the whole building, so check first. We can show you samples and help you pick a door that suits both your home and the building.
How long does it take to fit a new front door?
Most front doors are fitted in a day, including taking out the old one. You are never left without a door overnight. If the door has to be made to size, allow a few weeks for it to be made first.
Is a fire door secure enough for a front door?
Yes. Many fire doors are also tested for security. We fit fire-rated locks that keep your home secure while still letting the door work in a fire. Ask us if you want extra security, such as a multi-point lock, as only some fire doors are tested for it.
Can you fit a fire door in a period house?
Yes. If the opening is a standard size, a standard doorset may fit. If not, a made-to-measure door can be built to size and styled to match. We take care not to damage original features around the door, such as mouldings and architraves.
What paperwork do I get?
You get photos of the door and its label, and a signed record of the checks on your door. Give a copy to your freeholder or agent for their records. Keep your own copy too, as it may be useful if you sell or remortgage the flat.
Can I keep my old door frame?
Usually not. A fire door is tested with its frame, so a new door in an old frame may not perform as tested. Fitting a full doorset means the door, frame and seals are all proved together.
