How much do commercial fire door remedial works cost?
A typical repair costs £150–£450 per door. New FD30 doors cost £550–£950, and FD60 doors £800–£1,300. We price every action separately and group them into phases, so you can approve and fund one phase at a time. Nothing is added without your approval.
What does fire door remediation involve?
They are the repairs and replacements needed to fix every fault found in a survey, inspection or fire risk assessment. Remedial works close out the whole list, rather than fixing one door at a time. They are usually run as a programme, with dates, phases and a tracker, so nothing gets missed.
How long does a commercial remediation programme take?
It depends on the size of the list. A small office may take a week or two. A large site with hundreds of actions might take two to three months, phased by floor. We give you a dated plan before work starts.
Which doors do you fix first?
High-risk doors on escape routes, such as stair cores and final exits. Faults that could stop a door closing or releasing are fixed in the first phase. Lower-risk items follow, grouped by floor. This means the biggest risks are cleared quickly, even on a long programme.
Can remedial works be done out of hours?
Yes. Most commercial programmes run at night or at weekends. Escape routes stay open throughout, and each area is left safe before staff return. We agree access with building security, and plan noisy work for times when nobody is in. Each shift ends with a short update.
How do we track progress?
You get a tracker that shows every action as done, in progress or booked. It is updated after every shift. At the end of each phase, you also get a short progress report. The tracker can be shared with your fire risk assessor and insurer as well.
Do you re-inspect after the works?
Yes. Every action is checked again at the end, and the result is recorded. This closes out the original survey or report, so your fire safety file is complete. If any action is not fully closed, we fix it before signing off. You end the programme with a complete, clean record.
Can you work with our fire risk assessor?
Yes. We can share the tracker and closed-out list with your assessor, so they can update the fire risk assessment. This saves them checking every door again. Many assessors find a closed-out list with photos much easier to work with than separate invoices. It also shortens their next review.
What if new faults are found during the works?
We note them, photograph them and price them. Nothing is added to the programme without your approval. Urgent faults are flagged to you straight away. This keeps the programme on budget, while making sure new risks are not ignored. You decide whether to add them now or later.
How do we stop the list growing back?
Planned maintenance catches wear before it becomes an action. Many sites move to six-monthly servicing once the remedial programme is finished. Regular visits catch wear before it becomes an action, so future fire risk assessments are much shorter. Servicing also costs far less than a full remedial programme.
