What fire doors does an HMO need?
Most HMOs need FD30 fire doors on every bedroom, the kitchen and any doors that protect the stair. Larger HMOs often need self-closers and smoke seals too. Your licence conditions and fire risk assessment set out exactly which doors and what rating. If you are converting a house, the council can tell you what they expect before work starts.
How much does it cost to fit fire doors in an HMO?
A supplied and fitted FD30 doorset usually costs £550–£950 per door, before VAT. A five-bed HMO with seven doors often costs a few thousand pounds in total, including removal of the old doors. Fitting all the doors at once is usually cheaper than doing them one at a time.
Do HMO bedroom doors need closers?
It depends on the size of the HMO and the council’s rules. Many larger HMOs need closers on bedroom doors, while some smaller ones only need them on the kitchen and stair. Check your licence conditions before ordering. If closers are needed, we set them so tenants can open the door easily.
Can tenants have locks on fire doors?
Yes. Bedroom doors in HMOs usually need locks for tenant privacy. They must be fire rated and fitted as the door maker allows. Thumb-turn locks on the inside help tenants get out quickly in a fire. We fit locks that match the door’s test evidence, so the fire rating is not affected.
How long does it take to fit HMO fire doors?
Each doorset takes about a day, including taking out the old door. A whole house can often be done in a week. Fitting rooms between tenancies keeps disruption to a minimum. We agree the order of rooms with you, so tenants know when their door will be changed.
Can you fit a fire door into the existing frame?
Only if the frame is part of the same tested set and in good condition, which is rare in older HMOs. In most cases we fit a complete doorset, frame and all, so the door can be proved. Fitting a full doorset also means the door, frame and seals are all proved together.
Do I need new fire doors to get an HMO licence?
Often, yes, especially when a house is first converted. The council may make fitting fire doors a condition of the licence, with a deadline. We can work to that deadline. Tell us the deadline when you book, and we will plan the work to meet it.
What paperwork will I get?
You get a fitting schedule, photos of each door and its label, and a fitting record showing the checks we made. Keep it with your licence file, as councils often ask for it. If the council asks for more detail, we can supply the maker’s paperwork for each door.
Do you take the old doors away?
We take them away the same day and dispose of them. Removal is included in every fitting price. Where possible, old doors are sent for recycling rather than landfill.
