How often should flat fire doors be serviced?
Once a year suits most converted houses and small blocks. Doors that are used a lot, such as main stair doors, may need a check every six months. Call-outs between services can fix urgent faults, such as a door that no longer closes. Buildings over 11 metres also have fixed checks under the 2022 Regulations, which we can combine with servicing.
Who pays for servicing flat front doors?
It depends on the lease. Communal doors are usually paid for through the service charge. Flat front doors may belong to the leaseholder or the freeholder, so check who owns them before you plan the work. If the lease is unclear, ask your managing agent. Many freeholders service all front doors together and recover the cost, as it is simpler and cheaper.
How much does residential fire door maintenance cost?
Most small buildings are covered by one visit fee of £250–£450, before VAT. Larger blocks are priced at £15–£35 per door, per visit. New seals or closers are added at a set rate. Servicing every flat on the same day keeps the cost down, as we only travel to the building once.
What is checked on a flat front door?
We check that the door closes and latches on its own, that the seals touch the door all the way round and that the gaps are even. We also look at the hinges, the letter plate and any changes made by the resident. Each finding is logged, so you can see which doors were adjusted and which need a bigger repair.
Can a resident adjust their own door closer?
It is best not to. A closer set too weak will not shut the door in a fire, and one set too strong can hurt someone. If a door feels too heavy or will not close, ask for a service visit. Most closers have small screws that control speed and force. Turning the wrong one can stop the door latching.
What if a resident is not home for the service?
We log the missed visit and rebook it. Keeping a record of each attempt shows the freeholder made a real effort to service every door. We usually try a second time and then let you know, so you can contact the resident directly.
Do fire door seals wear out?
Yes. Brush and rubber smoke seals wear down over time and can be damaged by painting or cleaning. Intumescent strips can also be damaged. We replace worn seals during the service visit. Seals that no longer touch the door all the way round let smoke pass. Replacing them is quick and cheap.
Is servicing different from an inspection?
An inspection checks each door and gives it a pass or fail. Servicing is the hands-on care that keeps doors passing. Many buildings book a yearly inspection with a service visit on the same day. Doing both on the same day means any small faults found in the inspection can be fixed straight away.
Can you service doors in a building over 11 metres?
Yes. Taller blocks have fixed checks under the 2022 Regulations, so we usually pair servicing with quarterly communal checks and a yearly flat door round. Combining the visits means residents only need to give access once a year for their flat door.
Can residents report faults between visits?
Yes. Residents should tell the managing agent if their front door stops closing, slams or is damaged. The agent can then book a call-out, so the fault is fixed long before the next yearly service.
