How much does it cost to replace a flat front fire door?

A supplied and fitted FD30S doorset usually costs £1,100–£1,900, before VAT. The final price depends on the lock, letter plate, glass and finish you choose. Taking away the old door is included. If you are replacing several flat doors in the same building, the price per door is usually lower.

Who pays to replace a flat front door?

It depends on your lease. Where the leaseholder owns the door, they normally pay. Where the freeholder owns it, the cost often goes on the service charge. Check the lease or ask your managing agent before ordering. If the lease is unclear, get advice before work starts, so the cost can be shared fairly.

Do I need permission to replace my flat front door?

In most cases, yes. Leases usually need the freeholder’s written consent, and listed buildings may need council consent too. Getting permission first avoids having to change the door again later. We can send the door’s details and test evidence to your freeholder to help with the consent.

How do I know if my front door is a fire door?

How long will I be without a front door?

Can I choose the style of my new door?

Yes, within reason. Fire doors come in many styles and colours. Some freeholders set a style for the whole building, so check that first. We can show you options that meet both. Glazed, panelled and flush styles are all available, in many colours.

Can a fire door be secure as well?

Yes. Many FD30S doorsets are also tested for security. We fit fire-rated locks, and multi-point locks are available on some doors. Ask us if security is a big concern. A spyhole and door chain can also be fitted, as long as they are fire rated and suit the door.

What if my opening is not a standard size?

Older flats often have taller or wider openings. In that case, a made-to-measure fire door is built to the exact size. It takes a little longer but fits properly. We measure every opening before ordering, so you know which type of door you need.

What records will I get?

You get photos of the door and its label, the door’s rating and maker, and a fitting record. Send a copy to your freeholder or agent, and keep one for when you sell. Good records can also help if you remortgage, as lenders sometimes ask about fire safety.
