How much does a commercial fire door survey cost?
Surveys usually cost £40–£90 per door before VAT, with a minimum fee of £450–£850 per building. The more doors on site, the lower the rate for each. The fee covers the survey, measurements, photos and a costed schedule. You get a fixed fee before we visit, and the schedule is yours to keep and share.
What is a fire door condition survey?
It is a full record of every fire door on a site and the state it is in. Each door is checked, measured and photographed, then marked as fine, needing repair or needing replacement, with a price. It gives you a full picture of the site in one document.
How is a survey different from an inspection?
An inspection gives each door a pass or fail. A survey also measures, prices and advises on every door. Choose a survey when you need a budget, a tender document or a full door register. Many sites start with a survey, then use regular inspections to keep the register up to date.
Can a survey help with our budget?
Yes. The schedule splits costs by urgency, so you can fund urgent work now and plan the rest over the year. Finance teams find it much easier to approve spend with real numbers. Costs can be grouped by floor, by zone or by quarter, to match the way your budget works. Urgent items are always shown first.
Should we survey before buying or leasing a building?
It is a good idea. Fire door work can be costly, and it is often missed in general building surveys. A door survey tells you what you are taking on before you sign. The schedule can also help you negotiate, as it puts a clear figure on the work needed.
Do you number every door?
Yes. Each door gets a number that matches the register and, if you want, a small tag on the frame. This makes future inspections and repairs much easier to track. The same numbers can be used by other contractors, so every report and invoice refers to the same door. It saves a lot of confusion on large sites.
Can you survey out of hours?
Yes. We can survey before opening, after closing or at weekends, so staff are not disturbed. Many offices prefer us to work early in the morning or in the evening, when corridors and stairs are quiet. We agree access with building security in advance, and the price is fixed before we start.
Can we use the schedule to tender the work?
Yes. The schedule is yours. It lists each door, what it needs and the sizes, so other contractors can price the same work. We are also happy to quote. Because every contractor prices the same list, it is much easier to compare quotes fairly.
How long does a commercial survey take?
A small office might take half a day. A large site with hundreds of doors may take several days. You get the schedule within a week or two, depending on size. We agree a timescale before we start, so you can plan around it. If you have a deadline, such as a purchase, tell us.
How often should a commercial survey be repeated?
A full survey is usually needed only once, then kept up to date through inspections. Repeat it after a major refit, a change of use or if the register falls out of date. Keeping the register current through regular checks is much cheaper than repeating a full survey.
