What are fire door remedial works?
They are the repairs and replacements listed in a fire door inspection report. The aim is to fix every fault so each door passes when it is checked again. Can you work from another company’s inspection report?
Yes. We confirm each fault on site before we price, so the plan is based on what is really there. Sometimes we find extra faults the report missed, or faults that have already been fixed. We tell you about both before we price, so you only pay for what is really needed.
How long do fire door remedial works take?
A small HMO can be done in a day. A large block may take several weeks. You get a programme with dates before work starts. Repairs are quick, often several doors a day. New doorsets take longer, as they have to be made and delivered before we can fit them.
Who pays for fire door remedial works in flats?
Communal doors are usually paid for by the freeholder, often through the service charge. Flat entrance doors depend on the lease, so check who owns them. If you are unsure, the lease plan usually shows who owns the front door and frame. Managing agents can usually confirm this for you.
Do residents need to be home for remedial works?
We need access to each flat door. We book slots with residents in advance and work around them where we can. We send notices with dates and times before work starts. Where a resident is away, a key holder or caretaker can often give access instead.
What do I get when the works are finished?
Sign-off photos of every door, labels and certificates for new doorsets, and an updated door register. You also get a closing summary that links every fault in the original report to the work done. That makes it easy to show your fire risk assessor that each item is closed.
Will the doors be inspected again after the works?
Each door is checked as it is signed off. A full re-inspection can also be booked to give you a fresh pass or fail report. A fresh inspection gives you a clean, dated starting point for your next round of checks. Many clients book it straight after the works are signed off, then move to a fire door maintenance plan to keep doors passing.
