What are the fire door regulations in the UK?
The Fire Safety Order 2005 covers most buildings. The Fire Safety (England) Regulations 2022 add duties for blocks of flats. Higher-risk buildings also fall under the Building Safety Act 2022. Building Regulations Approved Document B also sets where fire doors are needed in new work. Most existing buildings are mainly covered by the Fire Safety Order.

The Responsible Person. For blocks of flats, this is normally the freeholder or the managing agent. In a workplace it is usually the employer or owner. The Responsible Person can hand the day-to-day work to a specialist, but the legal duty stays with them. That is why clear records of every check and fix matter so much.

The quarterly and yearly fire door checks apply to blocks of flats over 11 metres high. Other duties, such as giving residents fire door information, apply to more buildings. What does “best endeavours” mean for flat entrance doors?
You must make a real effort to check every flat door each year. If a resident refuses access, you record your attempts. Keep a dated note of each letter, call and visit. If a door cannot be checked, those records show you tried, which is what the Fire Safety (England) Regulations 2022 expect.
What records should I keep for fire doors?
A door register, dated inspection reports, records of repairs and fire door certificates for new doors. Keep them where you can find them quickly if an inspector asks. Records should show the date, the door, what was found and what was done. Digital copies are fine, as long as you can find and share them quickly.
