How much does it cost to repair a flat fire door?

A new closer usually costs £120–£250, and new seals cost £60–£140. Re-hanging a door costs £80–£180. There is a minimum visit of £180–£350, so fixing several flats at once saves money. You get a fixed price for each repair before we start, so there are no surprises.

Why does my flat fire door not close properly?

The most common reasons are a weak closer, a dropped hinge or a door that rubs on the frame. Sometimes the latch is out of line. We find the cause and fix it, rather than just turning the closer up.

Can I adjust my own fire door closer?

Small adjustments are possible, but it is easy to get wrong. Turning the wrong screw can stop the door latching or make it slam. If you are not sure, ask us or your managing agent. A closer that is set wrong can also wear out faster.

Can I paint my fire door?

Yes, but do not paint over the seals around the edge or the label. Painted seals cannot swell in a fire, so they will not seal the gap. If the seals have been painted, they need replacing. Keep the paint thin, as thick layers can make the door stick in its frame.

Can I fit a new letter plate to a fire door?

Only a fire-rated letter plate that suits your door. An ordinary letter plate creates a weak spot. We can swap an ordinary plate for a rated one. The letter plate must also be fitted in the right way, with fire-rated seals around it. Ask your freeholder before making changes to a front door.

Who pays for flat door repairs?

It depends on the lease. When the leaseholder owns it, the bill is usually theirs. When the door belongs to the freeholder, it may be paid through the service charge. Check your lease or ask your agent. If the lease is unclear, ask before the repair, so the cost goes to the right person.

How long does a flat door repair take?

Most repairs take about an hour. Re-hanging a door or replacing several parts can take longer. You can stay at home while we work. If we need special parts, we may make the door safe and come back. We tidy up before we leave, and the door is tested before we go.

What if my door cannot be repaired?

We explain why, with photos, and price a new door for you. Doors that are warped, split or have no proof of rating usually need replacing. A new door can usually be fitted within a few weeks, or faster if urgent. You will not be left without a working door.

Does a repaired door still count as a fire door?

Yes, if the right parts are used and the work follows the door maker’s rules. Your repair record shows what was done, so you can prove the door is still rated. Keep the record with your lease papers, as it may help when you sell.

Can you repair stair doors in shared areas?

Yes. Stair and lobby doors protect everyone’s escape route. We repair them for freeholders and agents, often on the same visit as flat front doors. Shared doors are often the busiest in the building, so they wear faster. Fixing them on the same day as flat doors saves the freeholder a second visit.
