Yes, but the intumescent strips and smoke seals must not be painted. Painted seals may not swell or seal in a fire. Most paint is fine on the door face itself. Some paints and stains can also affect a door’s rating, so check the maker’s guidance. If seals have been painted, we can replace them during a service visit.

How long does a fire door last?

A well-kept fire door can last for decades. Busy doors that are never serviced can fail within a few years, usually because the closer, hinges or seals wear out first. Closers often need replacing every few years on busy doors. Hinges and seals wear more slowly, but still need checking at every service visit.

Is fire door servicing a legal requirement?

The law says fire doors must be kept in good working order. It does not set a servicing schedule for most buildings, but regular servicing with records is the easiest way to show you meet that duty.

What is the difference between fire door maintenance and an inspection?

A fire door inspection gives each door a pass or fail. Maintenance is the hands-on work that keeps doors passing. Many clients book both on the same plan. Think of the inspection as the health check and servicing as the treatment. Doors that are serviced regularly fail far fewer inspections.
