How much do commercial fire door repairs cost?
A new heavy-duty closer usually costs £120–£250 per door. Three new hinges cost £90–£180, and edge lipping costs £150–£300. There is a minimum visit of £180–£350, so grouping repairs saves money. You get a fixed price for every repair before work starts.
How quickly can you fix an escape route door?
Escape route doors are treated as urgent. We aim to attend as soon as possible, often within one to two working days. In the meantime, keep the door closed and tell staff to report any problems. If the door cannot be fixed on the first visit, we make it safe and return with parts.
Can fire door repairs be done out of hours?
Yes. Most of our commercial repairs are done before opening, after closing or at weekends. This keeps escape routes open and staff undisturbed. We agree access with building security in advance. Repairs that need the alarm tested are also easier when the building is empty.
Why do our fire door closers keep failing?
Usually because they are too light for the door or the traffic it takes. Busy doors need heavy-duty closers sized for their weight. We check each one and fit a closer that will last. A heavy-duty closer may cost a little more, but it lasts far longer on a busy door.
Can you repair doors with access control?
Yes. If a repair disturbs a reader or mag-lock, we work with your security contractor to reconnect it. We then test the door with the alarm to make sure it releases. Repairs are planned so the door is never left unsecured overnight.
Can a damaged door edge be repaired?
Often, yes. Hardwood lipping can replace a damaged edge and close wide gaps. If the damage goes deep into the core, the door may need replacing instead. Kick plates and edge guards can then be fitted to stop the same damage happening again. We check each door and tell you which option is safer.
Do repairs keep the door’s fire rating?
Yes, as long as the right parts are used and the work follows the door maker’s rules. We use fire-rated parts and record each repair, so you can show the rating was kept. Using the wrong parts, such as ordinary filler or hinges, can break the rating, so it is worth using a specialist.
Do you keep a log of repairs?
Yes. Every repair is logged with the door number, what was done and photos. Over time, this shows which doors fail most, helping you plan servicing or replacements. The log is also useful for insurers and fire risk assessors, as it shows faults are fixed quickly. It can be shared as a simple spreadsheet.
Should we move from repairs to planned maintenance?
If the same doors keep failing, planned maintenance may cost less. Regular visits catch wear early, so fewer urgent repairs are needed. We can look at your repair log and advise. Planned visits can also be booked out of hours, so they do not disrupt the business.
Who pays for repairs in a shared building?
Usually the landlord pays for doors in shared areas, and each tenant for doors inside their space. Check your lease. We can invoice each party separately. If the lease is unclear, agree who is responsible before the repair, so the invoice goes to the right person. Either way, the door should be fixed quickly.
