A fire door inspection is a close, hands-on check of each fire door in a building. The inspector looks at the door, the frame and every fitting on it.

The goal is simple. In a fire, the door must hold back flames and smoke for 30 or 60 minutes. That buys people time to get out safely.

Why fire doors stop working

Fire doors take a lot of daily wear. They get pushed, kicked, wedged open and painted. Each small change can weaken them.

A door can look fine and still fail. A gap a few millimetres too wide, or one missing hinge screw, is enough. Only a close check will spot it.

Why Doors Fail a Fire Door Inspection

Most doors fail on small things, and most can be put right with simple fire door repairs. The gaps are the most common. A gap that is too wide lets smoke and fire straight through.

    Decorators paint over the strips. Once painted, they may not swell in a fire.

    The closer is too weak, or the latch catches on the frame.

Most inspections cost £35–£65 per door on smaller sites and £20–£40 per door on larger ones, before VAT. Small sites usually have a minimum visit fee of £300–£600. You get a fixed quote before we start.

How often should fire doors be inspected?

In blocks of flats over 11 metres, communal fire doors must be checked every 3 months and flat entrance doors every 12 months. For most other buildings, BS 9999 suggests every 6 months. Doors in heavy use may need checks more often.

Is a fire door inspection a legal requirement?

What should the gap around a fire door be?

Usually 2 to 4 mm on the top and sides, unless the maker’s test evidence says otherwise. Gaps that are too wide let smoke and flames through, and are one of the most common reasons doors fail.
