How much does it cost to replace a hotel room fire door?
A supplied and fitted FD30S doorset usually costs £550–£950, before VAT. Where the frame is still good, a matched leaf is around £350–£650. Special finishes and new key card locks add to the price. Larger batches lower the price per door, and taking away the old doors is included.
How long is a room off sale when its door is replaced?
Usually just a few hours. We start in the morning after check-out and finish in the early afternoon. The room is cleaned and back on sale before evening check-in. If a door is made to measure, we only take the room off sale once the new door has arrived. Guests in nearby rooms are not disturbed.
Will the new door match our other doors?
We match paint and laminate closely, and choose the nearest veneer to your existing doors. Room numbers, handles and signs are refitted or matched, so the new door fits in with the corridor. If your hotel has a style guide, we follow it, so the new doors fit in with your brand.
Can you reuse our key card locks?
Often, yes, if the lock suits the new door’s test evidence. Reusing locks saves money. If a lock is old or does not suit the door, we fit a new one that works with your system. We work with your lock supplier if new locks need setting up on your system.
Why do hotel fire doors get damaged so often?
Hotel doors are opened and closed far more often than doors at home. They are also hit by luggage, trolleys and cleaning carts every day. Kick plates and edge guards can help reduce damage. Regular servicing also catches loose hinges and closers before they cause bigger damage.
Can a damaged hotel door be repaired instead?
Small dents, loose seals and slamming doors can usually be repaired. If the edge is split into the core, the face is cracked through or the door has warped, it should be replaced. We look at each door and tell you which option is safer and better value. A sound door is always faster to fix than to replace.
How many doors can you replace in one day?
Usually two to five, depending on the doors and your bookings. We agree batch sizes with your reservations team, so you never have too many rooms off sale at once. If the hotel has a quiet period, larger batches are possible, which can shorten the whole programme.
What rating should a replacement hotel door have?
The same as the door it replaces, which for guest rooms is usually FD30S. Some doors to stairs or plant rooms may be FD60. The building’s fire strategy decides each door’s rating. The new door should never be rated lower than the old one.
Do you take away the old doors?
Yes. Old doors are removed the same day, so there is nothing left in corridors or service areas. Removal is included in the price. We also clean up after each door, so housekeeping can prepare the room straight away. Old doors are sent for recycling where possible.
What records do we get?
You get a batch tracker, photos of each new door and its label, and fitting notes. These go in your fire safety file and show inspectors the doors were replaced properly. Copies can also go to head office or your fire risk assessor, so everyone has the same records.
